We are blessed in the Round Rock and Georgetown areas to have an abundance of fresh, locally-grown fruits and vegetables available for purchase at our local farmer's markets.  For those of us on whole food diets, buying fresh from a local grower is the best way to get great nutrition and the highest concentration of vitamins and minerals in our food!

Balance Your Investment Portfolio With Real Estate...

I find it interesting that whenever you get on the topic of investing, most of the investment reference materials deal only with equities and mutual funds.  It is true that these should be part of a balanced portfolio, but NOT all the portfolio.  Real estate investments are frequently forgotten.  I read an article this morning as a matter of fact from the WSJ entitled "The Next President - And Your Investments".  The author, Dave Kansas, made a strong point that tax issues may likely be the coming concern for investors over the coming years, but never mentioned real estate as a hedge and shelter...  Hmmm?  Do you think that the WSJ may be a little slanted to ONLY Wall Street as an investing option?

The point is that real estate should be substantial part of any balanced investment portfolio.  Whether you have a long term strategy to buy and hold, or you are a flipper, or both, don't sell short the opportunities in real estate investing at this time.

Keep Your Cool and Save Money with these Energy-Saver Tips

Summer's here, and energy costs are rising! Here is some timely information to help you keep your cool and save money on your energy bills this summer.

Cooling Tips 

  • Whole-house fans help cool your home by pulling cool air through the house and exhausting warm air through the attic. They are effective when operated at night and when the outside air is cooler than the inside.
  • Set your thermostat as high as comfortably possible in the summer. The less difference between the indoor and outdoor temperatures, the lower your overall cooling bill will be. 
  • Don't set your thermostat at a colder setting than normal when you turn on your air conditioner. It will not cool your home any faster and could result in excessive cooling and, therefore, unnecessary expense. 
  • Consider using an interior fan in conjunction with your window air conditioner to spread the cooled air more effectively through your home without greatly increasing your power use. 
  • Don't place lamps or a TV set near your air-conditioning thermostat. The thermostat senses heat from these appliances, which can cause the air conditioner to run longer than necessary. 
  • Plant trees or shrubs to shade air conditioning units without blocking the airflow. Place your room air conditioner on the north side of the house. A unit operating in the shade uses as much as 10% less electricity than the same one operating in the sun. 
  • Keep in mind that increasing insulation and sealing air leaks will help your energy performance in the summertime by keeping the cool air inside.

Long-Term Savings Tips:

  • If your air conditioner is old, consider purchasing a new, energy-efficient model. You could save up to 50% on your utility bill for cooling. Look for the ENERGY STAR® and EnergyGuide labels. 
  • Consider installing a whole house fan or evaporative cooler if appropriate for your climate.

Gary's Diet Works! Get Off the Statin Drugs Through Diet Alone!

I posted my story in March here on AR: How I avoided Diabetes... And got off Zocor... and was asked to share Gary's Diet with another Keller Williams agent in Dallas named Steve Shatsky.  Imagine my surprise when Steve sent me a "Thank You" note late last night through AR and then directed me to this post:  Steve Homer, Gary Keller & Active Rain saved my life!

This diet REALLY WORKS and I again make it available to anyone needing to lower their cholesterol.  Gary Keller has been king enough to let me send it to anyone in need.  Just ensure that you make diet and exercise changes with the supervision of a doctor.  But be aware, most don't think that diet can do these miraculous things.  My doctor was so shocked!  He sought Gary Keller out at the church where they both attend here in Austin and declared, "What did you do with my patient?  The results from that diet were amazing!"  - Hope to hear from you!

Book Review: Buy Your First Home - Diana Brodman Summers, Atty. , Author

This book gives a concise overlook at the home purchase process, in an indepth manner.  Buy Your First Home is a comprehensive book focused on the subject of purchasing a home.  Written by an attorney from Chicago, Diana Brodman Summers, this publication is packed with great informationa and advice to advise the reader on the intricacies of the home purchase process.  National Association of REALTOR(R) stats tell us that the average home owner will change homes every 5-7 years.  Most buyers will need a primer when exchanging properties that infrequently.  This book can be saved in one's library as a refresher course whenever needed.  It can serve as an information resource to assist a buyer in the process, regardless if it is their first purchase or their fifth. 

Topics that are covered include:

  • The mortgage business and process to include sources of money, primary and secondary markets, and getting qualified for a mortgage.
  • How to select the correct neighborhood, house, real estate agent, etc.
  • When to use an attorney and how to locate the right one.
  • Inspections, appraisals, insurance, title, etc.

Family Budgeting: It is a Necessity in This Day of $4.00/Gal Gasoline to Achieve Financial Freedom!

Money can and often does rule our lives. How we manage ours makes a big difference in our lifestyle and meeting a goal to have financial freedom. Big dreams and bigger plans can result in a hole that is to deep to crawl out of.

Regardless of your income, a budget is absolutely necessary when trying to successfully manage your money. A budget helps plan where your money is going to be spent. It also helps you avoid spending money on unnecessary items. That is if you don't impulse spend (but that is another article entirely). So where do you start? First, get out the mortgage statement, car payment voucher and those credit card bills. Those are probably the majority of your monthly spending and are a good place to start. Now write down your monthly take-home pay. That's right... just the take-home part. Next, list those items plus things like: groceries, utilities, gas, medical, and clothes.

Just by writing down a budget you will be better prepared to understand where your money is going and move closer to financial freedom. Sometimes it is shocking how much money gets spent on useless items like Starbucks or eating out at lunch. A budget gives you reason to take action and propels you toward a life of financial freedom.

Now compare income versus expenses and see how you are doing. To achieve financial freedom you will have to get the expenses well under control!  To help with that, are there some things on your list that could be reduced or eliminated completely or do you just need more income? One of the two has to give to get to that elusive financial freedom goal!

Take a good look at the items you purchase each month and classify each as necessary or unnecessary. Now, take a look at the items with the unnecessary label and decide where each fits into the budget, and which items don't belong at all. Ask yourself what you need instead of what you want when sifting through these items. Things like food and shelter are clearly necessities, but what about that impulse bought shirt or that expensive sushi lunch you just had to have? Try to keep items in the entertainment, travel, dining, and impulse purchases category to a minimum in order to meet your budget.

Americans are all about convenience and retailers are setting us up to pay more money for a little more convenience. Fast food restaurants, quick marts, and cell phones are prime examples of conveniences. Credit cards are another convenience that could very well be hurting your budget. You can buy just about anything with a credit card and it seems so easy, until you get the bill. The biggest problem with a credit card is that it is quick and you don't realize how quickly you are spending until it is too late. The majority of credit cards have an APR of around 18%. This means that, unless you are consistently on time with your payments, you are paying an extra 18% for all of the goods you purchase with a credit card. Sure cards can be convenient, but they can also be expensive!

The benefits of a reasonable well thought out budget far outweigh the negatives. The budget will show you where your money is going, how you can stretch those dollars further, why you are coming up short every month on your bills, and what you can reduce or eliminate from your life. Put together a budget tonight and find out how much you spend on lunch, entertainment, or convenience in a month. It may surprise you.  And remember that every dollar you can save can be put to work for you in investments in stock, real estate and other assets that move you closer to the goal of financial freedomThe sacrifices now will pay off tomorrow!

Flipping vs. Long Term Hold Real Estate Investing Strategies - Which is Better?

Answer: They both are! It depends on many things:

  1. Your specific real estate investment strategy.
  2. Your current real estate market.
  3. Your desire to be involved actively in the real estate investment and to what degree.
  4. Your real estate and business partnerships.
  5. And many, many more factors!

We work with real estate investors of all sorts. Each has his/her own goals and strategies in the real estate investing business. We work to match these stategies with the current market to help the real estate investor acheive their goals as soon as possible.

At present the market lends itself nicely to a long term hold vs. a flipping strategy. This is simply because we are in a buyers market in Texas and the appreciation is not at a peak at the moment to facilitate a decent profit on a flip in a rapid manner. That is not to say that a really good buy would not yield a real estate investor a profit, but the larger opportunity lies in acquiring lease property for the long haul.

Investing is not speculating and speculating is not investing. When you purchase property for long hold cycles, the daily ups and downs are leveled out and the overall appreciation becomes your friend. And if you are investing in real estate to be financially free, that is all about cash flow. You have to hold property long term to generate cash flow!

Do You Have a CLUE When It Comes to Homeowners Insurance?

Were you aware that every time you make a homeowner's claim on your insurance, that inquiry is logged into a national database called the Comprehensive Loss Underwriting Exchange (CLUE) database?  This database is shared by all insurance companies that deal in auto and property insurance and is used as an estimation base for the quote process.  When claims on a home are made, certain events are closely watched for:  particularly if water damage is involved in a claim.  These sorts of entries in the database may flag a specific property for higher rates in the future due to potential mold and related water damage issues.

You should always have your insurance person run a CLUE report for you when you are in the purchase process on a new piece of property.  If you do this before you make an offer or during an option period, you will have the opportunity to bail from deal if something as severe as water damage comes up.  As a homeowner, always think twice BEFORE you make a water related claim so that there will not be skeleton's in the home's closet when you choose to sell sometime in the future.

Austin is the 14th Best Place to Raise a Family According to BestLife Magazine!

Austin has made another top places list - the top one hundred places to raise a family, and we came in at number fourteenBestLife magazine published these findings recently.  There were a total of nine Texas cities that made the grade in the top one hundred, based on the following criteria:

  1. Overall safety for children.
  2. Good schools with favorable teacher to student ratios, above average standarized test scores and respectable operating budgets.
  3. Good museums, parks and pediatricians.
  4. Commutes that are reasonable and don't eat up most of your day.
  5. Affordable housing.
  6. Lowest divorce rates.

Statistics were compiled by BestLife researchers from  the U.S. Census Bureau, National Center for Education Statistics, FBI, American Association of Museums, National Center for Health Statistics, and American Bar Association to evaluate 257 cities in all.

The H-E-B Austin Symphony July 4th Concert & Fireworks

Friday, July 4, 2008 - 8:30 pm - Auditorium Shores at The Long Center

The Austin Symphony will be under the apt baton of ASO Music Director Peter Bay. The H-E-B Austin Symphony July 4th Concert and Fireworks will feature patriotic music and the ever-popular 1812 Overture--the latter punctuated by 75-millimeter Howitzer cannons, courtesy of Texas National Guard Salute Battery, and spectacular fireworks over Lady Bird Lake.

Cedar Park Fourth of July Celebration
